There are 161 huts, 7 of which are owned by the company. These are rented out on an annual basis for £1837.50 + VAT renewable in March each year. Normally tenants continue from year to year but occasionally one becomes available.
The rest of the huts are privately owned. Some owners make private arrangements to let their hut but the estate is not involved.
There is a mailing list for those interested in buying a hut. When a hut is offered for sale everyone on the mailing list is contacted and invited to bid. Over the past years, huts have sold for between £45,000-£65,000+. The buyer’s premium of 10% + VAT, annual licence fee (currently £445.00 inc VAT), and council tax should all be taken into account when bidding. Purchasers should also be aware of the terms and conditions of the Licence to Occupy Agreement.
The annual Licence Fee is due on 31st March each year. This is currently £445 inc VAT. It includes one season ticket to the car park.
Chichester District Council charges rates. We recommend that prospective owners make enquiries to CDC.
Hut sites are licensed on an open-ended lease, the licensee owns the hut but the licensor – West Wittering Estate Plc - continues to own the site. There is a Licence to Occupy Agreement setting out the terms and conditions.
The huts are on 12’ x 8’ bases and may not be larger; this may include a veranda if preferred. Huts should not have patios but those which presently have them may retain them for the time being.
Huts may not be used overnight.
Sales and transfers must be carried out through West Wittering Estate. There is a ‘buyers premium’ of 10% + VAT on an agreed sale price.
